The first step of your FLiP journey, Stage 1 includes a free online assessment where we apply some basic design principles to place your preferred FLiP home on your proposed site, to scale.
In just one week, we will provide you with a high-level understanding of your site including a feasibility assessment relevant to the local district plan and any pertinent considerations around Council consent.
What's next?
Once you’ve had this free Stage 1 assessment, you’ll decide if you’d like to proceed on the journey to your unique FLiP home.

This is the due diligence and preliminary design stage of your project. In Stage 2, we gain a full understanding of your site’s ground conditions, the local Council rules and how the new dwelling(s) would integrate with the site and existing services.
This step enables us to give you a clear picture of what’s involved with your build, what the design outcome would be and the estimated cost of the project (to avoid any costly surprises later on).
What to Expect:
• An initial meeting with the FLiP team to understand the site and your design choice, plan the orientation and deck placements, and look at other site-related considerations such as pathways, access and parking
• Existing and proposed services location report of your site
• Topographical survey of your site
• Geotechnical investigation of your site
• 3D visuals of your home on your site
• Pre-design plans for your project including pathways, decks, site access and car parking
• Proposed services plan for the new dwelling(s)
• A meeting with the FLiP team to present all of the above findings, plans, 3D visualizations,and an information package for Council in preparation for lodging building/resource consents, and an estimated building cost and proposed project plan.

This is the detailed design and consent stage. Based on our Stage 2 design and your feedback we detail the drawings for submission to the Council for building and/or resource consent.
Once consent is issued by the Council, we take your plans to our building network and negotiate pricing and a timeline for a fixed price contract to complete the build.
What to Expect:
• 8-12 weeks for completion of the architectural plans
• 6 weeks for Council approval
